Why Dubai real estate?

The Dubai real estate market has set new records year after year since 2021. In 2024, total transaction volume exceeded AED 760 billion; in 2025, that bar was raised again. By 2026, the picture is one of capital flowing in from every corner of the world, 64% market share for off-plan, and continuous new building openings in areas like JVC and Marina.

For a well-positioned real estate agent, this growth means: a non-stop lead flow, the ability to sell to clients in every language, and 6–7 figure (USD) annual net income ceilings at major brokers.

How to get a RERA broker license

To sell property in Dubai you need a RERA Broker Card (BRN). This is the mandatory professional credential issued by Dubai Land Department (DLD). Unlicensed sales are subject to AED 50K+ fines and legal action.

Requirements

  • 21 years of age or older.
  • Valid UAE residence visa. This visa is usually sponsored by the broker firm you'll work for.
  • Police clearance / Good Conduct Certificate (can be issued in the UAE).
  • High school diploma is no longer mandatory (2024 change), but it affects the occupation listed on your Emirates ID.

Steps

  1. Join a broker firm. Dubai has no freelance real estate agents — you must sign an employment contract with a RERA-registered broker firm. Sarphan handles this.
  2. Obtain UAE residence visa. Your employer broker sponsors you; the process takes 1–2 weeks.
  3. Complete DREI training. "Certified Training for Real Estate Brokers" — 4-day official training. It's the training arm of Dubai Land Department. Fee: AED 2,400.
  4. Pass the RERA exam. An exam testing law, ethics, brokerage practice, and contract knowledge. Fee: AED 784.67. Typically passed on the first attempt.
  5. Apply via Trakheesi. DLD's online portal. Upload documents, pay the fee, and have your card printed directly from the system.

Total cost and time

Training + exam + card total AED 2,500–3,000. If your visa is ready, the process completes within 2–4 weeks. License is valid for 1 year; renewed annually if CPD (continuing professional development) is completed.

Earnings model

Real estate agent earnings in Dubai are entirely commission-based. Either no salary or very low; real income comes from each sale. Commission structure:

  • Ready property sale: 2% of property value + 5% VAT.
  • Off-plan sale: Developer pays the broker firm 3–6% commission (varies by project).
  • Rental: 5% of annual rent + 5% VAT.

This commission is split between the broker firm and the agent. Typical split:

  • Junior agent: 40–50% to you, rest to the firm
  • Mid-level: 50–60% to you
  • Senior / high-volume: 60–70% to you

Practical example

AED 2,000,000 apartment sale

Gross commission: AED 40,000 + VAT. With 50% split, agent's share is AED 20,000. Two sales per month ⇒ AED 40,000 per month (~USD 11,000 net). On the off-plan side, developer commissions are higher, so the same transaction can bring an agent AED 40–60K.

In the UAE, individual income tax is 0%. So gross earnings ≈ net earnings. No social security, withholding, or annual tax return.

Career path — from entry to partnership

Typical career progression at Sarphan Property:

  1. Property Consultant (Year 0–1). First period after getting the license. Mentored lead assignment, product training, contract and process training. Target: 2–3 closings in the first 6 months.
  2. Senior Consultant (Year 1–3). Independent lead generation, your own social media / marketing budget, 15–30 closings per year. Commission split rises to 60%.
  3. Team Lead (Year 3+). Managing a small team of 3–5 people, lead override commission, training responsibilities.
  4. Partnership / Brokerage Director. The next step. Equity in company income, managing your own department/region.
